‘LESSOR’, which expression shall, where the context so admits mean and

7. The Lessee shall pay the monthly rent within the 8 day of every month.

8. On the expiry of the Period of Lease, the Lessor may renew the Lease
Agreement by giving three months prior notice to the Lessee.

9. The Lessor may terminate this Lease Agreement by giving three months prior
notice to the Lessee and in that case the Lessor will refund the entire amount
received in advance from the Lessee without any fail whatsoever.

10. Lessee shall have the right to terminate this Lease Agreement by giving
____month prior notice to the Lessee.

11. The Lessee is fully satisfied with the excellent conditions of the
...................................... as on the commencement of the Lease and will not
ask for any improvement. If however, the Lessee desires to make any
alterations in the demised premise, he may do so at his own cost after taking
necessary permission from the Lessor.

12. The Lessee shall exclusively use the .........................for his business purpose
without any interference, let or hindrance by or on behalf of the Lessor and the
Lessee shall not use it for any other purpose and shall not sublet the premises
or any part thereon.

13. The Lessee shall keep the .........................clean and good condition during the

14. On expiry of the Lease of the demised premises, the Lessee shall vacate and
peacefully hand over the possession of the .........................to the Lessor in the
condition as it is now subject to normal wear and tear. The Lessee will be
liable for any loss or damage if any caused to the room and the premises and
for such losses or damages will have to pay adequate compensation.
