METHOD OF STATEMENT

TESTING & COMMISSIONING OF FIRE


PROTECTION WORKS

I. PURPOSE

1. The purpose of this method of statement is to detail the


procedure of testing and commissioning of fire protection
system.

II. SCOPE

1. The work includes furnishing of labor, materials, equipment and


services necessary for the testing and commissioning of fire
protection system.

IV. PROCEDURE

A. ROUGHING-INS FOR FIRE PROTECTION PIPING

1. After the pipes have been installed, joints completed, the


system is ready for hydrostatic pressure and leak test.

2. Submit test notification request to the authority having


jurisdiction for the test.

3. For wide areas, fire protection piping will be tested by zoning


type test.

4. Check pipe supports if it is properly intact, bolts and nuts are


tightened.

5. Plug all piping openings.


6. Each section of the pipe line be shall filled up with water and
the specified test pressure by means of a pressure pump and
a calibrated pressure gauges.

7. The test shall have a minimum pressure of 250 PSI for Low
Zone Risers, Feedmain & Crossmains & minimum
pressure of 275 PSI for High Zone Express Riser at 2
hours duration without pressure drop.

8. During the test, the pipes, fittings, valves connection and


coupling will be carefully examined for defective works, and
found to have any defects, it shall be removed and replace.

9. Note that fire protection piping must be re-testing when


droppings are installed.

10.After the test, drain water and after that, make sure that all
openings are plugged.

11.For system drain test, allow water to flow into the pipes until
it discharge clear water that is acceptable to the inspectors.

12.The initial test shall be witnessed by Trade Contractor QC


Engineer, Contactors QC Inspectors & Owners
Representative.

13.Test result must be signed by all parties concerned and kept


for future reference.

14.Final acceptance to e by Consulting Engineer, Contractors


Representative and Owners Representative.

B. TESTING AND COMMISSIONING OF FIRE PUMP AND


JOCKEY PUMP

B.1. FIRE PUMP


1. Close / shut off isolation valve at the main riser of the delivery
pipeline going to the sprinkler system riser.
2. Conduct megger test before pump operates. Note that allowable
wire cross section subject to megger test shall only be 14mm 2
and larger.

3. Start pump and check if the measured capacities are in the


accordance with the rated value.

4. Check electric motor if they are within their rated capacities with
load and no load condition.

5. Conduct pump test run to check if the pumping system operates


in accordance with the operating scheme as follows:

Jockey Pump – shall automatically start on a pressure drop in


the system. It is optional for the jockey pump to remain in
operation for a minimum amount of time.
Fire Pump – shall automatically start on a further pressure drop
or on the jockey pump failure.

B.2. JOCKEY PUMP

1. Note the pressure indication on the gauge attached to the


system side of the piping system. Also note the pressure
indication on the gauge attached to the supply side of the piping
system pump gauge.

2. Open the return test valve and let the water flow out. This
should reduce the pressure drop by observing the pressure
gauge.

3. When the pressure drops to the set cut-in pressure, the


Jockey pump should start. Check whether the pump starts when
it reaches its cut-in pressure.

4. Close the return test valve to shut-off the flow of water. Allow
the Jockey pump to increase pressure within the system side of
the piping. When the cut-off pressure is reached, the Jockey
pump should stop. Also note the pressure when the Jockey pump
actually stops.
5. If there is any deviation fro the standard cut-off pressure,
adjust the pressure setting at the Jockey pump controller.

C. ELECTRIC MOTOR DRIVEN PUMP

1. Note that the pressure indication on the gauge attached to


the system side of the piping system. Also note the pressure
indication on the gauge attached to the supply side of the
piping system pump gauge.

2. Open the return test valve and let the water flow out, this
should reduce the pressure drop by observing the pressure
gauge.

3. When the pressure drops to set cut-in pressure, the jockey


pump should start.

4. Allow the Jockey pump to continue to operate.

D. FIRE HOSE CABINET

1. Conduct orientation on how to use the Fire Hose Cabinet and


other accessories stored inside the fire fighting purposes.

2. Conduct actual test of Fire Hose Cabinet to check water flow.

E. PORTABLE FIRE EXTINGUISHER

For first aid emergency purposes are also included. These units
are located inside the Fire Hose Cabinet or Wall mounted which
are distributed in accordance with the plan.

F. SPRINKLER HEADS
The sprinkler head is a special device that acts as spray nozzle
in the event of a fire in the building. Each sprinkler head acts
independently. It is activated when the head itself is heated to
the design temperature and breaks. The breaking temperature
is stamped on the sprinkler head fusible link with a small framed
glass valve. When the glass valve breaks, the sprinkler head
open and discharge water.

*Fire protection piping must be retested when droppings are


installed and shall have a maximum pressure of 175 psi at 2
hours without pressure drop.
