A Continuous Chain
The work of Youssef Tohme Architects
and Associates - YTAA
With a broad, international experi-
ence, Youssef Tohme has sought,
since the creation of his office in
2008 to challenge a number of gen-
erally accepted ideas in the areas of
contemporary architecture and
urban design. Rather than focusing
purely on esthetics or even theory,
which is certainly the case of a large
number of young architects, he has
sought rather to express the world
in which we live. Where others think
of space as part of an assemblage of
forms that will presumably be har-
monious or even intentionally disso-
nant, he conceives his projects with
the point of view of the resident or
inhabitant who is invited to see, feel
and use the built space. Where an
esthetic agenda would place the
emphasis on the appearance of a
façade for example, his work is
more about what is happening in-
side or under a roof. Youssef Tohme
carefully researches the context of
his projects. He also studies his own
clients and seeks to create “an infi-
nite chain of exchange” between the
builders and the users.

Roger Akoury and Anastasia Elrouss
consciously avoid architecture that
is imagined as a single large space,
and attempt rather to create a series
of relationships between what is
built, space that is lived in and the
immediate context. This synthetic
approach, which is actually closer to
design for users than it is to one of
design for the sake of architecture,
differentiates this Beirut-based
group from a good part of the other
emerging architects of their genera-
tion. YTAA’s approach to architecture
is clearly that of a new generation
that is only now beginning to make
its presence felt in a broad manner.
Youssef Tohme Architects and Asso-
ciates victory in the recent competi-
tion to design an area of no less
than 60 hectares in Bordeaux
(Brazza Nord) is an obvious indica-
tion that their approach and de-
sign strategy have been under-
stood and accepted at a high
level. Working in Bordeaux on
this project, they are entering the
closed group of international ar-
chitects who really have an im-
pact on what the city and the
home of tomorrow will look like.
The program for this area con-
sists of about 600,000 square
meters of housing, offices, indus-
trial and public facilities and new
public spaces to be created on
the opposite side of the Garonne
River from the main part of the
city. This industrial riverbank and
largely abandoned railway area
was recently connected to the
city by the Jacques Chaban-Del-
mas Bridge, making it more
readily accessible. Plans call for
public spaces to be designed at
the scale of the overall develop-
ment with public facilities occu-
pying parts of them, and a strong
presence of nature throughout.
The architecture is to be con-
ceived with simple materials and
an emphasis on “multi-function-
ality”.1
This Publication contains de-
scriptions of a total of 23 projects
by Youssef Tohme Architects and
Associates -YTAA, including
Agora which is the 2014 edition
of the Biennale of Architecture,
Planning and Design in Bor-
deaux. Each of these projects is
fundamentally different, based in
a studied manner on issues of
context and the programs sug-
gested by the clients. Where
much of architecture consists of

surfaces – plans and sections,
the work of Youssef Tohme and
his partners can readily be de-
scribed as Anastasia Elrouss ex-
plains, more as one of layering,
or of accumulated reactions to a
given set of circumstances. She
says, “We try to produce a multi-
layered spatial experience within
our projects that can be appro-
priated by the users of that
space.” The integration of the ar-
chitects’ analysis of the context
with the desire to make buildings
and areas that can then be used
in many ways by individuals or
the public at large returns to the
idea of a “chain of exchange”
which is indeed central to the
firm’s concepts.
Usually viewed as a continuum
with its setting, the architecture
imagined by Youssef Tohme ap-
pears to be consistently inter-
ested in breaking through
barriers or in combining the
seemingly contradictory dictates
of the public and private realms
or even of the protected interior
of a residence and the implicit
threats of the outside world or
even the natural environment.
In an interview published in
France by the magazine Les In-
rockuptibles, Youssef Tohme was
asked about the role of public
space in his architecture. He re-
sponded “For me, it is the place
where a link is created between
the individual and society. In
order to feel truly at ease in a
public space, one has to feel at
home and to have a sense of
sharing the values of a larger
group.” Attaining this equilibrium
is clearly a delicate task, one
fraught with the dangers of
sometimes unexpected change.
Although the architects do not
often evoke the circumstances of
war, Youssef Tohme has stated,
04 - 05 “I lived in fear during the war in
Beirut, I lived in parking lots while
the bombs fell. In these circum-
stances, strategies must be put
aside, and we become human once
again. When one has not been in-
jured, this leads to incredible mo-
ments when people can
communicate without using codes,
and everything becomes so much
simpler. These were the best mo-
ments of my life. You stay up nights
with friends and emotions are
shared without ambiguity. As soon
as politics return, so does strategy,
and the problems start all over
again. Power pollutes society,” he
concludes.
Although a good number of the 23
projects presented here are indeed
located in Lebanon, it is obvious
that the work of Youssef Tohme and
his partners is by no means con-
fined to a national context. It may be
that the intensity of experiences in
Beirut made certain facts of every-
day life and architecture apparent to
them, but the lessons learned in a
time of strife are applicable else-
where. The precious nature of public
space and its mediating role in soci-
ety is surely one of the elements of
their thought process that is rele-
vant no matter where they may
build.
Another example of their approach
to permeability in architecture can
be seen in the ALZ-Project (Ajman,
UAE, 2014-2018) an 8,300sqm resi-
dential complex that responds in its
design to the larger Al Zorah Resorts
development. The flowing, superim-
posed white concrete slabs used, as
well as a forested core, draw people
in and through the complex that
links the Landscaped Parkway,
Boardwalk, Resort area and
seashore of Ajman. Although the
primary function is to provide apart-
ment space in the upper six levels,
ALZ offers its ground level to the
larger concept of serving as a cir-
culatory hub for this seaside
area.
Closer to home, the GNJ-Project
(Achrafieh, Beirut, Lebanon,
2010, Design Development
Phase) is a 4,500sqm residential
tower that adds 100 square me-
ters of garden space to each
160sqm floor plate. Flexible
plans allow the residential units
to be combined and used in a
number of different ways, while
the garden spaces offer a bit of
respite from the dense urban en-
vironment. In an acknowledge-
ment of recent history, the
architects designed a load-bear-
ing cellular concrete façade
whose perforations offer views
of the city and sea, but also bring
to mind the extensive damage
suffered by so many buildings
during the war, their facades torn
open by conflict.
Youssef Tohme and his partners
have also worked extensively on
cultural facilities such as the Pri-
maverii Project, MARe Museum
for Modern and Contemporary
Romanian Art (Bucharest, Roma-
nia, 2014-2016). This 1,500sqm
structure is located in the Pri-
maverii residential area of the Ro-
manian capital. In another echo of
the past, the architects here de-
molish an existing brick building
only to reconstruct it in black con-
crete, adding an extra floor in the
process. A brick basement was re-
tained to testify to the original
1939 structure. The museum pro-
gram is fully accommodated
while the architects place obvious
value in the pre-Communist archi-
tectural heritage of the city at the
same time as they open the for-
mer villa to its neighborhood.
The BAS-Project, (Rachana,
Lebanon, 2012, Preliminary de-
sign phase) is another cultural
project, this time dedicated to
the work of a single artist, the
Lebanese sculptor Michel Bas-
bous (1921-1981). Set on a
craggy site, the museum was
imagined like a “walk of discov-
ery” in which visitors enter a first
exhibition volume and then are
invited to decide if they will also
explore a second structure con-
taining a shop and other facilities.
The sculptures are at once shel-
tered and outside, making the
overall idea of freedom of choice
or openness more apparent.
Aside from the natural setting,
museum visitors are put directly
in the presence of nature.
Other strong points of the work
of the firm are expressed in the
numerous private residences
that they have designed. Perhaps
one of the most interesting as-
pects of this residential work is
that there is a sense of continuity
with the larger-scale projects,
one that has to do with ideas,
and the real uses of architecture.
An example of this type of struc-
ture is the SC-Project (Akoura,
Lebanon, 2010-2013) a 450sqm
house located in the mountains at
an altitude of 1,200 meters above
sea level. Using local stone set on
concrete walls, the house, de-
signed for a client who wanted a
clear break with his usual city en-
vironment, seems to emerge in
an obvious way from its rocky
setting. Windows frame the
mountain view, and emphasize
the drop from the cliff side living
space. The central patio acts like a
“sounding board” for the sound
of a nearby yet invisible stream.
Achieving the goal of the client to
“get away from it all” the archi-
tects also insert the house into its
environment where rock, water
and even the sense of some inse-
curity created by the cliff are
brought together.
06 - 07 A home is meant to be a safe haven,
but in some sense, this is an archi-
tecture of challenge where risk also
seems to be close at hand.
A second private residence com-
plex, actually made up of three
closely related houses is the FH-Pro-
ject (Dahr Elsouwan, Lebanon, 2011-
13, under construction). Here as in
other Lebanese designs, the firm
takes full advantage of a sloped site
that in this instance has a number of
stone pines. Consisting of a family
with two adult daughters, one of
whom has children, the three
houses form a natural continuum,
with the parent’s house in the upper-
most location and the daughters’
residences below, opening toward
the trees. The upper house, with a
generous floor area of 2,500 square
meters is visible from an upper ac-
cess road, and the architects have
taken care to create a “fifth façade”
– a white sloping structural roof,
that seems like a “suspended car-
pet” that is opened on its lower side
by a fully glazed façade. Roofs are
not seen by Youssef Tohme and his
partners as a mere covering, they
participate actively in the designs,
often floating lightly on their struc-
tures, suggesting the presence and
activity of those inside, while inti-
mately relating the structural ele-
ments of the assembled elements of
the architecture.
With a range of projects from pri-
vate houses to an entire new area of
Bordeaux, Youssef Tohme has
shown an ability to deal with sub-
stantially different scales. With his
idea of a “chain of exchange” that
runs from the client to the specific
site through the architects and on to
the users, he has developed a mo-
bile, evolving concept of architec-
ture. Though he is by no means
indifferent to esthetics, he has found
ways to place appearance at the
service of ideas and functions. Their
“floating roofs” are not merely a
stylistic device, but have a mean-
ing that is directly related to the
activities that are sheltered by
these architectural elements.
Clearly formed to some extent by
the rigors of war in Beirut and
more recently working with the
dramatically sloped sites of
Lebanon where he has designed
houses, Youssef Tohme has
found the key to transforming his
knowledge of urban change and
public space, or of the essential
transitions from interior to exte-
rior, from nature to architecture,
into work that encounters the
realm of the possible in Europe
and the Middle East. With his
partners, he has done no less
than to reconsider contemporary
architecture in the light of its
real, enduring constituent parts,
site, client, user and materiality.

C’est avec une solide base interna-
tionale que Youssef Tohme a
abordé, dès la création de son
agence en 2008, des questions
fondamentales de l’architecture et
de l’urbanisme. Plutôt que de met-
tre l’accent sur les aspects esthé-
tiques ou même théoriques de son
travail, ce qui est certainement
courant parmi les jeunes agences,
il a osé, de prime abord, posé le
problème du rapport entre l’archi-
tecture et le monde. Au lieu de
concevoir des formes seulement
harmonieuses ou même volon-
tairement dissonantes, il a com-
mencé en réfléchissant au point de
vue de l’utilisateur qui est invité à
voir, à ressentir et à s’emparer du
bâti ou des espaces publics. Là où
une approche esthétique mettrait
l’accent sur une belle façade, son
travail s’intéresse d’avantage à ce
qui se passe entre les murs ou en
dessous d’un toit. Youssef Tohme
fait des recherches approfondies
sur le contexte de ses projets. il
étudie également ses clients afin
de créer ce qu’il appelle une
« chaine continue d’échanges »
entre les bâtisseurs et les utilisa-
teurs.

Roger Akoury et Anastasia Elrouss
évitent de concevoir l’architecture
comme espace unique, privilégiant
plutôt la création d’une série de
rapports entre le bâtit, l’espace de
vie et le contexte. Cette
méthodologie s’approche d’avan-
tage à une structuration pour
l’usager que de l’exercice d’esthé-
tique ou de mode qui caractérise
malheureusement une bonne par-
tie de l’architecture contempo-
raine. Basés à Beyrouth, l’agence
YTAA appartient manifestement à
une nouvelle génération qui com-
mence actuellement à faire ressen-
tir son influence d’une manière
large.
La victoire de Youssef Tohme et
ses associés dans un concours or-
ganisé récemment pour le quartier
Brazza Nord de Bordeaux est une
indication sans ambiguïté de la
justesse de leurs idées. Travaillant
à Bordeaux sur un terrain de 60
hectares, ils entrent par cette occa-
sion dans le groupe restreint d’ar-
chitectes et d’urbanistes qui auront
vraiment leur mot à dire sur l’évo-
lution de la ville et de l’habitat. Le
programme pour Brazza Nord com-
prend environ 600,000 mètres car-
rés de logements, bureaux, et
d’équipements publics qui sont à
créer sur la rive droite de la
Garonne. Une ancienne zone in-
dustrielle et ferroviaire, le quartier
est désormais reliée à la ville par le
nouveau Pont Jacques-Chaban-Del-
08 - 09 mas. Le projet doit être axé sur «une
architecture contemporaine utilisant
des matériaux simples, favorisant la
multifonctionnalité de chaque bâti-
ment autour de formes urbaines re-
productibles». Les espaces publics
doivent être «généreux, de qualité et à
forte valeur d’usage, un développe-
ment engagé de 50 hectares de na-
ture en ville…»1
Cette publication contient une présen-
tation de 23 projets par Youssef Tohme
Architects and Associates, y compris
Agora 2014, la Biennale d’architecture,
d’urbanisme et de design de Bordeaux
dont Youssef Tohme est le commis-
saire. Chacun de ces projets est dif-
férent des autres par définition, car
étudié selon le contexte et les
souhaits du client. Là où une bonne
partie de l’architecture contemporaine
peut s’analyser à partir de surfaces –
plans au sol et élévations, l’œuvre de
Youssef Tohme et de ses associés doit
plutôt s’expliquer comme une accu-
mulation de couches successives.
Selon Anastasia Elrouss, « Nous
souhaitons créer une compréhension
de l’espace qui est basée sur de multi-
ples couches qui seront ensuite appro-
priées par les utilisateurs ».
L’intégration de l’analyse du contexte
par les architectes, avec le souhait de
créer des immeubles et des zones qui
peuvent être utilisés de plusieurs
façons différentes renforce le concept
d’une chaine continue qui est en effet
l’un des principes fondateurs de l’a-
gence.
D’habitude conçue en continuité avec
le site, l’architecture imaginée par
Youssef Tohme semble vouloir de
façon volontaire dépassée les bar-
rières et les contradictions apparentes
entre le domaine privé et le sphère

public. Ainsi parallèlement, l’in-
térieur d’une résidence se trouve
confronté avec les menaces im-
plicites ou réel du monde extérieur.
Dans un entretien publié dans Les
Inrockuptibles, Youssef Tohme s’in-
terroge sur le rôle de l’espace pub-
lic dans son architecture. Il dit,
«Pour moi (l’espace public est) le
lieu où peut se faire le lien entre
l’individu et la société. Pour se sen-
tir bien dans un espace public, il
faut à la fois se sentir chez soi et
partager une vision collective qui
permette de marquer l’apparte-
nance à un groupe. L’espace
publique doit répondre à ces deux
critères politiques. C’est en cela
qu’il est très fragile.» L’équilibre
souhaité est de toute évidence
fragile. Bien qu’il n’évoque pas
souvent les circonstances de la
guerre, Youssef Tohme dit à se pro-
pos dans le même entretien,
«Quelque chose se passe, comme
dans une micro-société. J’ai vécu
la peur pendant la guerre à Bey-
routh ; j’ai vécu dans des parkings
sous les bombes, en laissant de
côté ses problèmes intimes. Les
stratégies tombent, on devient hu-
main. Quand tu n’es pas atteint
physiquement, ce sont des mo-
ments incroyables, ce sont des
échanges sans codes, tout devient
simple. Ce sont les meilleurs in-
stants de ma vie, tu veilles la nuit,
tu es avec tes amis, ce ne sont
que des émotions, sans codes,
sans ambiguïté; dès que cela est
récupéré politiquement, que cela
devient stratégique, les problèmes
recommencent. Le pouvoir pollue
la société».
Une partie non-négligeable des 23
projets publiés ici se situe au
Liban, mais il est évident que l’œu-
vre de Youssef Tohme et de ses as-
sociés n’est pas limitée au stricte
contexte local. Il se peut que l’in-
tensité des évènements de Bey-
routh ait pu rendre apparentes
certains évidences de la vie quoti-
dienne ou encore de l’architecture,
mais les leçons ainsi apprises sont
bel et bien utiles dans d’autres
contextes. La nature précieuse de
l’espace public et son rôle de mé-
diateur dans la société fait cer-
tainement partie de la pensée de
l’agence, quelque soit le lieu de
réalisation en question.
Un exemple de l’attitude de l’a-
gence face à la question de la per-
méabilité en milieu urbain est le
projet ALZ (Ajman, EAU, 2014-
2018) un complexe résidentiel de
8,300m2 qui répond à l’échelle ur-
baine d’ Al Zorah Resorts, un en-
semble situé à proximité de cette
réalisation. Des dalles en béton
blanc entourent un cœur paysager
qui relie le Landscaped Parkway,
Boardwalk, Resort et le bord de
mer d’Ajman. Les six étages
supérieurs sont dédiés à des ap-
partements, alors que le niveau du
sol sert de point d’échange et de
passage pour cette zone située
entre une marina et le Golfe.
Plus près de chez eux, le projet
GNJ (Achrafieh, Beyrouth, Liban,
2010) est une tour résidentielle de
4,500m2 qui offre pas moins de
100m2 de jardins à chaque étage
de 160m2. Des plans flexibles per-
mettent une combinaison d’e-
spaces ou même d’étages, alors
que les zones de jardin sont en
tout cas des lieux de repos et de
tranquillité qui contrastent volon-
tairement avec la vie intense de la
ville. Les ouvertures des façades
porteuses en béton cellulaire of-
frent certes des vues sur la ville et
la mer, mais elles évoquent aussi
les déchirures de la guerre.
Youssef Tohme et ses associés ont
aussi imaginés un certain nombre
d’édifices culturels tels le Pri-
maverii Project, MARe Museum for
Modern and Contemporary Ro-
manian Art (Bucarest, Roumanie,
10 - 11 2014-2016), une structure de 1,500m2
situé dans le quartier résidentiel de
Primaverii, Faisant une autre référence
au passé, les architectes démolissent
le bâtiment en brique existant afin de
reconstruire le même édifice en béton
noir, ajoutant un étage supérieur au
passage. Un sous-sol en brique té-
moigne de l’existence du villa d’orig-
ine qui datait de 1939. Le programme
voulu par le musée est bien entendu
entièrement respecté. Les architectes
évoquent ainsi le passé pré-Commu-
niste de la ville tout en ouvrant le
musée sur la ville et le quartier. Le
projet BAS (Rachana, Liban, 2012) est
un musé dédié à l’œuvre du sculpteur
libanais Michel Basbous (1921-1981).
Situé sur un site rocheux, le musée
est imaginé comme une « promenade
de découverte » où les visiteurs en-
trent d’abord dans un volume con-
tenant des œuvres, et peuvent ensuite
décider s’ils veulent voir une seconde
structure qui abrite un magasin et
d’autres espaces. Les sculptures sont
à la fois à l’abris et à l’extérieur, ce qui
rend la liberté de choix des visiteurs
d’autant plus apparente. Déjà confron-
tés au site, les visiteurs sont égale-
ment en présence de la nature.
D’autres points forts de l’agence sont
exprimés dans de nombreux projets
de résidences privés, où la continuité
de leur pensée est mise en évidence.
Un exemple en est le projet SC (Ak-
oura, Liban, 2010-2013) une maison de
450m2 situé à une altitude de 1,200
mètres au-dessus de la mer. Avec ses
murs en béton revêtus de pierre lo-
cale, cette résidence semble sortir de
façon naturelle de son site. Elle appar-
tient à un client qui souhaitait une cas-
sure avec son environnement urbain
habituel. Des surfaces vitrées offrent
une vue sur la montagne, mais ren-
dent aussi évidents les dangers de la
vie en bord de falaise. Un patio central
donne à entendre le bruit d’un ruis-
seau qui n’est pourtant pas visible.
Ainsi l’eau, le rocher, et même le dan-
ger potentiel de chute inhérent au site

Pour Youssef Tohme et ses asso-
ciés, un toit est plus qu’une cou-
verture, il flotte en toute légèreté
sur une structure, laissant
apercevoir la présence ou l’activité
des occupants, créant un lien in-
time entre la structure et les autres
éléments de l’architecture.
Avec cet éventail qui va d’un
quartier entier de Bordeaux à des
maisons privées au Liban, Youssef
Tohme démontre une capacité à
faire face à des échelles radicale-
ment différentes. Son idée d’une
« chaine d’échanges » qui passe
du client au site et jusqu’aux util-
isateurs à travers son propre inter-
vention constitue une forme
mobile et évolutive de l’architec-

Ce projet est situé dans un tissue
urbain tendu du quartier de
Achrafieh, Beyrouth. Le terrain est
un triangle délimité par deux rues
très vivantes. Comment doit-on
habiter la ville aujourd’hui, telle est
la question posée par ce bâtiment.
Une superposition de plateaux ver-
ticaux, un noyau central et des
façades structurelles permettent
une grande flexibilité d’habiter le
bâtiment en plan et en coupe. Des
appartements sur un étage, des
duplexes ou des penthouses ap-
proprient les étages d’une façon
aléatoire en créant l’espace in-
térieur voulu par chaque habitant.
Cette flexibilité intérieure est due
à une structure libre en volumes
et non uniquement en plan.
C’est comme si chacun pouvait
habiter sa maison à l’étage avec
des jardins qui renforcent l’intérior-
ité de l’habitat, des jardins et des
terrasses qui continuent le long
des deux façades principales.
A la joncture des deux rues, les
façades disparaissent en laissant
apparaitre une structure unie
comme pourrait l’être un temple,
qui efface l’échelle des strates
structurelles des étages.

This building is located on a sandy
site near the Arabian Gulf and the
city Ajman in the United Arab Emi-
rates. The project is designed to
respond to the urban scale of the
large Al Zorah Resorts development.
A series of superimposed white
concrete slabs penetrate from Ma-
rine Square through a forested core
that links the Landscaped Parkway,
Boardwalk, Resort area and
seashore. Several broad roofs,
apparently insubstantial like vast
sheets, and yet solid, mark the out-
lines of the building, which consists
of a permeable ground level and six

urban space. The pre-stressed
white concrete structure is taken
to the limit of its flexibility and is
supported by a simple grid layer-
ing of small columns. This tree-
like structure creates an
interesting duality between the
intimate interior of the building
through its planted core, and the
infinite visual presence of water
on four sides through the lateral
private gardens of the apart-
ments. In continuity with linear
boardwalk activities, several
small-scale low follies wrapped
with a reflective, translucent
cladding, are inserted between
the trees of the landscaped
central core of the project.
The project is intended as a verti-
cal and horizontal hub for the
surrounding context.

six étages pour les appartements.

Located in the residential area of
Bucharest, this structure was built
as a private villa in 1939 and is con-
sidered a historic building. The proj-
ect consists in adding one floor to
the existing structure, thus high-
lighting part of the city’s pre-Com-
munist heritage, and opening the
museum toward the surrounding
city. The four-meter ceiling height on
the ground floor is emphasized to
create a public space that will also

ateliers’, and areas where sculp-
tures can be placed either inside
or in the garden.

poussé a surélevé ce bâtiment
situé dans le quartier résidentiel de
Primaverii. On respectera ainsi son
image et valorisera sa situation
dans le contexte. Il paraitra flotter,
plus visible, irréel, une incitation au
rêve. Le rez-de-chaussée avec ses
4 mètres de hauteur sous plafond
sera un espace publique en conti-
nuité avec le tissu de la ville. Con-
struit en 1939, la villa qui sera ainsi
transformé en musée pour l’art
contemporain Roumain. L’ajout
d’un étage nécessite de déman-
telé la structure ancienne et de la
rebâtir, mais en béton noir. Le
sous-sol en brique témoignera de
l’archéologie du site. Deux es-
caliers forment le noyau de circula-
tion, et un vide central, peint en
blanc apportera par une verrière un
éclairage naturel. Comprenant une
bibliothèque, cafétéria, salles de
projection, et espaces pour des in-
stallations d’art y compris pour la
sculpture à l’extérieur, MARe est
voulu comme un « incubateur »
pour la culture visuelle locale et
comme un moyen de repenser l’art

tion est de présenter un panorama

includes four underground levels, a
data processing center and four
stories above grade. Upper floors
are devoted to management offices
and open spaces that would be used

Intended to house the work of the

Lebanese sculptor Michel Basbous
(1921-1981), this private museum
located on a craggy site in Rachana
was imagined like a walk of discov-
ery that takes place between two
blocks of marble. The deliberately
simple outer envelopes contain sur-
prises, both in terms of the views
and the movement through the
space. Though sheltered the works
are outdoors, Visitors enter the mu-
seum through a first volume,
descend and cross a patio, and may
then choose whether or not to visit
the second volume, that contains
the dining area, offices, conference
space and a shop. The site is charac-
terized by numerous fruit trees,
with which visitors are in constant
relation. In reality, the garden struc-
tures all of the museum’s

What is the definition of a bank in

Lebanon? What should it embody?
What is its impact on urban areas?
This project, located in a peripheral
neighborhood with wide arteries
and buildings of different heights,
was imagined as the seed for a new
district dedicated to the functions of
public life, to banks and other insti-
tutions. This new tower-keep, in-
tended as the bank’s headquarters,
would have been at the edge of this
future district. The glass mosaic skin
that wraps the tower somehow
echoes a medieval armory - solid,
yet luminous, and is meant to reflect
the goings-on in the surrounding

views nor of landscape, this project
is based on the idea of introversion.
Like a continuous structure, the
façades and roof panels are formed
with a concrete mesh, the template
of which alludes to the traditional
Strasbourg house. The interior, freed
from the load-bearing requirements,
is designed generously in terms of
height. Reflective gold glass fit in
the weft of the mesh creates a lav-
ish, cathedral-like effect. A swim-
ming pool on the upper level
reflects the ever-changing skies,
which serve here as the main form
of “landscape.”

Public Experience
Public space is an important vector
in the transformation of everyday
life. Because it is a place of multiple
possibilities, it helps us to transcend
ourselves. Its value is tied intimately
to this potential for experience and
adventure.
To truly understand public space
means understanding its fundamen-
tal propensity towards facilitating
escape, the way it allows us, one
after the other, to break our bonds
and to form new relationships. This
understanding leads to a reflection
on the nature of solitude or loneli-
ness and the ways to counter these
negative influences. There is a frag-
ile and complex in-between state
that permits the sharing of dreams
where a kind emptiness exists,
where a place is in the making.
Today, the transition of private space
toward public space appears particu-
larly focused on facilitating individ-
ual freedoms. As citizens become
increasingly less driven by shared
desires, individual freedom requires
protection and promotion because
its importance is compounded. Indi-
vidual forms of expression con-
tribute to the definition of
community life and public space. An
overly developed set of rules and so-
cial codes, an excess of limits or bar-
riers, ruins the idea of public space.

even bring a chair out of our own

the mountains or in a forest?
Why should we not feel that we
are in the open air, in a place
where urbanism is minimized
and attention is drawn on the
contrary to a sensation of limit-
lessness?
Undoubtedly, a new political
ploy is reflected in this bias for
green space. Public space must
be redefined in the light of the
way it helps shape the city, rela-
tionships between people and
mobility in general, in the way it
accommodates freedom and
generates unfamiliarity. Green
spaces are simultaneously
framers and liberators - structure
and adventure. These opposing
functions that must be made in-
separable.
For the 2014 Agora Biennale, we
decided to work on uncertainty
and loneliness as the necessary
conditions of public space, and
on the spatial experience of
boundaries, and the ways in
which they make things impossi-
ble or on the contrary possible.

Comprendre ce que recouvre l'espace
public implique de revenir sur sa ca-
pacité fondamentale à sortir une per-
sonne d'elle-même, puis une autre et
encore une autre personne pour in-
citer des relations au monde. Cela
conduit à réfléchir aux conditions de la
solitude et de sa rupture. Un entre-
deux fragile et complexe qui peut au-
toriser le déplacement des rêves s’il y
a vide, s’il y a devenir.
La transition de l'espace privé vers l'e-
space public semble aujourd'hui parti-
culièrement significative vis-à-vis des
libertés individuelles. Alors que les
citoyens sont de moins en moins ani-
més par des aspirations communes,
l’expression des libertés individuelles
doit être protégée et encouragée. Ad-
ditionnées et imbriquées les unes aux
autres, ces prises d’initiatives con-
tribuent à redéfinir la vie collective et
l'espace public. Fédératrices d'interac-
tions et de relations nouvelles au sein
de la ville, ne sont-elles pas aussi une
forme ultime de résistance à la sur-
détermination des lieux ?
Pourrait-on se sentir en ville
comme dans la mer, à la mon-
tagne, ou dans une forêt ? Rêvons
d’un territoire ouvert dont les
repères d'urbanité sont minimisés
et dont l’attention porte sur l'ex-
périence de l'illimité. Il y a sans
doute un enjeu politique nouveau
lié au parti pris de l’espace vert.
Celui-ci consiste à redéfinir
autrement, à la lumière de l'espace
public en ce qu'il peut organiser la
ville, les relations entre les gens et
à la mobilité. En ce qu'il peut ac-
cueillir de marges de libertés et
générer de dépaysements. L'e-
space vert est à la fois la trame et
le hasard, la structure et l'aventure.
Deux fonctions qu’il s’agit de ren-
dre indissociables.
Dans le cadre de la biennale Agora
2014, nous voulons travailler sur la
nécessité d’indétermination et de
solitude comme condition de l'e-
space public et sur l'expérience
spatiale des limites, en ce qu’elles
rendent possible de basculement.

and subsequently taught architec-
tural theory in the same institution
(2004). In 2001-2002, he worked as a
chef architect on the redesign study
of the Gare d’Austerlitz at AREP, the
architectural office of the French na-
tional railways. A year later he be-
came an assistant chief architect at
Ateliers Jean Nouvel Paris working
first on the Landmark tower project
in Beirut and in 2004 on the Louvre
Abu Dhabi Museum for the prelimi-
nary phase. During the same period,
he worked in Lebanon in collabora-
tion with 109 architectes on the USJ-
Project, Innovation, Economy and
Sports Campus (Rue de Damas,
Beirut, Lebanon, 2005-2012). Youssef
Tohme was a winner of the 2012
Young Arab Architects Competition
held in Paris (CA’ASI, Institut du
Monde Arabe) for this design. The
jury citation on that occasion read in
part, “Youssef Tohme with his proj-
ect in Beirut, shows us how the sym-
biosis between tradition and
modernity can redefine architectural
space, by giving it a new breath of
life that also carries innovation.”
In 2008, Youssef Tohme opened his
own office, Youssef Tohme Architects
and Associates in Beirut with two
partners, Roger Akoury and Anasta-
sia Elrouss. Together with a team of
young Lebanese and international ar-
chitects, they have sought since that
date to translate theoretical and tech-
nical research in the ongoing projects
that have in common an interest in
an innovative urban and structural
agenda. Youssef Tohme states, “The
main themes explored by the studio
in our project designs are the hori-
zon, the atmosphere, collages, voids,
envelopes, contrasts, dualism, up-
rooting, and landscapes. People are
moved by architecture when it some-
how embodies the world we are liv-
ing in. This is a reason that we make
all possible attempts to understand
its social, economic, political and
philosophical aspects. We are inter-
ested in numerous theoretical ap-
proaches to society, territory or
writing. We question the relationship
with the world around us, and we try
to give new interpretations that are
better adapted to the idea that this is
our own world.” Recently, Youssef
Tohme Architects and Associates
won a competition organized by the
municipality of Bordeaux to develop
an urban vision for an area of sixty
hectares. Youssef Tohme is in charge
of the 2014 edition of the Biennale of
Architecture, Planning and Design in
Bordeaux, Agora 2014.
Roger Akoury was born in 1968. A
graduate in Economics from Saint
Joseph University (Beirut, 1988-92),
he is an entrepreneur and a manage-
ment and project development spe-
cialist who has worked in the
investment and pharmaceuticals sec-
tor. Co-Founder of the ‘KA’ modern
and contemporary art space in
Lebanon, he is a Partner in YTAA and
uses his business experience in a
managerial role.
Anastaia Elrouss was born in 1982.
She attended the American Univer-
sity of Beirut where she obtained a
BA degree in architecture (2005). She
worked with Samir Khairallah and
Partners (Beirut, 2005-2006) and with
Jean Nouvel in Paris (2007), before
joining Youssef Tohme Architects and
Associates in 2008. She is presently
Architect Partner and General Man-
ager of YTAA. She works on the evo-
lution of architectural concepts with
Youssef Tohme and pushes for the
conceptual development with the
team.
Youssef Tohme est diplômé de l’Ecole
d’Architecture Paris-Villemin où il a en-
seigné la théorie suite à l’obtention de
son diplôme. En 2001, il a travaillé
comme chargé d’étude sur le réamé-
nagement de la gare d’Austerlitz (AREP,
Paris). Deux ans plus tard, il est devenu
assistant du chef de projet aux Ateliers
Jean Nouvel (AJN) pour la tour Land-
mark à Beyrouth. En 2004, toujours
chez AJN, et devient chef de projet du
Louvre Abu Dhabi dans sa phase
préliminaire. Parallèlement, il mène des
projets personnels au Liban en associa-
tion avec l’agence 109 architectes dont
le campus de l‘innovation, de l’é-
conomie et du sport à Beyrouth (USJ).
L’un des lauréats du Concours Young
Arab Architects (CA’ASI, Institute du
Monde Arabe, Paris, 2012), selon le jury

En janvier 2008, il ouvre l’agence
Youssef Tohme Architects and Associ-
ates à Beyrouth, avec Roger Akoury et
Anastasia Elrouss. Entouré d’une
équipe d’architectes libanais et interna-
tionaux, il vise à articuler ses
recherches théoriques et techniques
avec sa pratique dans le cadre de pro-
jets d’envergure urbaine. Selon Youssef
Tohme, «L’horizon, l'ambiance, le frag-
ment, le vide, la mobilité, l’enveloppe,
le contraste, l’arrachement et le
paysage sont autant de thèmes que l’a-
gence étudie pour développer ses pro-
jets. L’architecture qui nous touche
parle du monde dans lequel nous
vivons. Nous essayons de comprendre
ce monde d'une façon sociale,
économique, politique et
philosophique. Les réflexions sur la so-
ciété, le territoire et l’écriture suscitent
nos intérêts : nous nous interrogeons
sur leurs relations et essayons de réin-
terpréter l’architecture, se l’approprier,
de l’adapter.» En 2012, l’agence
Youssef Tohme Architects and Associ-
ates a gagné un concours d’urbanisme
lancé par la mairie de Bordeaux pour le
réaménagement du quartier Brazza
Nord, une ancienne friche industrielle
de soixante hectares. En 2013, Youssef
Tohme est nommé commissaire
d’Agora 2014, une biennale d’architec-
ture d’urbanisme et de design qui a lieu
à Bordeaux en septembre 2014.
Roger Akoury est né en 1968. Diplômé
en Economie de l’université Saint
Joseph (Beyrouth, 1988-92), il est en-
trepreneur et spécialiste du manage-
ment et du développement de projets.
Il a travaillé notamment dans les
secteurs des pharmaceutiques et de
l’investissement. Co-fondateur de l’e-
space d’art moderne et contemporain
‘KA’ au Liban, il est partenaire à l’a-
gence YTAA, où il est notamment re-
sponsable des questions en rapport
avec la gestion.
Anastaia Elrouss est née en 1982. En
2005, elle a obtenu son diplôme en ar-
chitecture à l’Université américaine de
Beyrouth (AUB). Elle a travaillé chez
Samir Khairallah and Partners (Bey-
routh, 2005-2006), ainsi qu’avec Jean
Nouvel à Paris (AJN, 2007), avant de re-
joindre Youssef Tohme Architects and
Associates en 2008. Elle est actuelle-
ment Architecte Associée et chef d’a-
gence à YTAA. Elle génère les concepts
des projets avec Youssef Tohme, tra-
vaille sur leurs évolutions et fait ensuite
la liaison avec les architectes de l’a-
gence, qu’elle dirige au quotidien.
