DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale, made and executed by and between:

KENDRICK C. CABINTOY, of legal age, Filipino, married to Sharon G. Cabintoy, and a

resident of P-8 Pioneer Village, San Jose, Digos City, Philippines, hereinafter referred to as the
VENDOR;

-in favor of-

WAYNE C. GARCIANO, of legal age, Filipino, married to Marlene B. Garciano, and a

resident of Upper Quinokol, Inawayan, Sta. Cruz, Davao del Sur, Philippines hereinafter referred
to as the VENDEE;

WITNESSETH:

WHEREAS, the VENDOR is the owner of a certain parcel of land, more particularly
described as follows:

“A parcel of land (Lot D-3-H-1, Psd-11-005756, being a portion

of Lot D-3-H, Psd-11-004252) LRC. CAD. REC. NO. __), situated
in the Barrio of Poblacion, Mun. of Digos, Province of Davao del
Sur, Island of Mindanao, containing an area TWO HUNDRED
SEVENTY SEVEN (277 sq.m.) square meters more or less and
covered by TCT No. T-47206.”

WHEREAS, the VENDOR offered to sell the above-described property to the VENDEE,
and the VENDEE has agreed to buy the same.

NOW, THEREFORE, for and in consideration of the sum of THREE HUNDRED

THOUSAND (P300,000.00) PESOS, Philippine Currency, the receipt whereof is hereby
acknowledged from the VENDEE to the entire satisfaction of the VENDOR, the said VENDOR
does hereby SELLS, CEDES, TRANSFERS and CONVEYS in a manner of absolute and irrevocable
in favor of the VENDEE, his heirs and assigns the said parcel of land, to include plants and
existing improvements found thereon, free from all liens and encumbrances.

IN WITNESS WHEREOF, we have hereunto set our hands, this ______ of

I, KENDRICK C. CABINTOY, the vendor, hereby acknowledged to have received the

amount of THREE HUNDRED THOUSAND PESOS (P300,000.00), Philippine currency, from the
vendee WAYNE C. GARCIANO, for the purchase of the parcel of land appearing on the Deed
of Absolute Sale.
