SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:


I, Mangla Laban, of legal age, single, resident of Dumaguete City,
do hereby name, constitute, and appoint Kurongkong Kong, of legal age,
single, resident of Dumaguete City, to be my true and lawful attorney,
for me and in my name, place, and stead within a period of 4 months, to
SELL, TRANSFER, and CONVER, for a price not less than ONE HUNDRED
MILLION SIX HUNDRED THOUSAN PESOS (P 1,600,000), to whoever
may buy or purchase the following described real property, to wit:

Lot No. 01 of the subdivision plan (LRC) Psd-123, being a


portion of Lot 01-A, Dumaguete Cadastre, LRC Cad. Rec. No. 12)
situated in the City of Dumaguete, Island of Negros. Bounded on the
N., points 4 to 1 by Calle Victoria; on the NE., point 1 to 2 by Lot 02;
on the S., points 2 to 3 by Lot 345 both of Dumaguete Cadastre; and
on the SW., point 3 to 4 by Lot 03-A of the Subdivision plan…
containing an area of FIVE HUNDRED SQUARE METERS, more or
less.

Of which I am the registered owner as evidenced by Transfer Certificate


of Title No. 12345 of the Registry of Deeds of Dumaguete City; and

HEREBY GIVING AND GRANTING unto my said attorney full


powers and authority to do and perform all and every act requisite or
necessary to carry into effect the foregoing authority to sell, as fully to
all intents and purposes as I might or could lawfully do if personally
present, with all power of substitution and revocation, and hereby
ratifying and confirming all that my said attorney or his substitute shall
lawfully do or cause to be done by virtue hereof.
