(1) Provide input on the requirement for site data, information and surveys.
(2) Prepare tender documents for topographic survey, civil data and soil investigation.
(5) Receive the Employer’s brief and take instructions of the Employer’s basic
requirements.
(6) Prepare the Project plan with the cost estimates in consultation with the Employer.

(7) Co-ordinate with other disciplines (C&S, M&E, etc.) on the design of the building
and incorporate all necessary requirements into the Architectural design.
(1) Prepare a foundation system of the building considering the topography of the
site.
(2) Prepare all structural design drawings and specifications for the tendering of
works.
(3) Co-ordinate with other disciplines on the design of the building and incorporate
all necessary requirements into the structural design.
(1) Carry out detailed engineering design and calculations for all building services
including HVAC (Heating, Ventilation & Air-conditioning), Plumbing, Electrical, Fire
Protection, Vertical Transportation and Communication / Security Systems.
(2) Provide details for the development of architectural and structural designs.
(4) Prepare all M&E design drawings and specifications for the tendering of works.
(1) Prepare Tender Documents including Technical Specifications, Bill of Quantities and
Contract Specifications for Architectural & Engineering Works.
(3) Call Tenders on behalf of the Employer and conduct tender interviews.
(4) Evaluate tender submissions and submit final tender reports and recommendations of the
various relevant construction contracts for the Employer’s consideration.
(1) Deploy an appropriate Resident Supervision Team for the supervision/ monitoring
of the construction works. The Team would be headed by a Resident Engineer (RE) who
shall be provided following resident staff as considered necessary by the Consultant in
accordance with the construction activities during the construction phase of the Project:-
The team shall also be supported by other personnel in accordance with the construction
schedule, as considered necessary by the Consultant to undertake the assignment. The
resident site staff shall be appointed by the Consultant with due approvals from the
Employer and shall take instructions from the Consultant. However, members of the
Resident Supervision Team shall be removed / replaced if so instructed by the Employer.
(2) Monitor the progress of the Project and help the Employer in Project cash flow
management.
(3) Ensure contract work’s compliance with specifications and quality objectives.
(8) Arrange Periodic site visits of Architects and Engineers, from the Design Office, to
oversee all the important milestones and stages of the construction.
(9) During construction, provide clarification on design drawings and issue supplementary
details to the Contractors.
(10) Review and approve all mock-ups, materials and color submitted by the Contractor
pertaining to Architectural works.
(11) Where required, review any necessary submissions by the Contractors.
(12) Supervise in testing & commissioning of the complete M&E systems.
(15) Prepare and recommend to the Employer for settlement of all variations and final
accounts for building works and related sub-contract works to arrive at final building
costs.
(1) Scrutinize and verify the as-built drawings prepared by the Contractors.
(2) Issue Completion Certificate after satisfactory completion of contract works and
restoration of defects by contractors, if any.
The Consultant shall liaise with and incorporate into their design the requirements of all
appointed specialist consultants/suppliers to ensure provision of all necessary services.
