DEED OF ABSOLUTE SALE OF A PORTION OF LAND

KNOW ALL MEN BY THESE PRESENTS;

This Deed made and executed by and between:

ADELIO S. ARELLANO, of legal age, Filipino citizen, married to SONIA J.

ARELLANO and with residence and postal address at Borol 2nd, Balagtas, Bulacan,
hereinafter referred to as the "VENDOR";

-and-

LEO DIMAALA CANTON, of legal age, married to NELDA FUENTES CANTON,

Filipino citizens, and with residence and postal address at 287 Apartment 17, Pulong
Gubat, Balagtas Bulacan, hereinafter referred to as the “VENDEE”.

WITNESSETH;

WHEREAS, the VENDOR is one of the registered owner of a parcel of land

situated at Borol 2nd, Balagtas, Province of Bulacan, under Transfer Certificate of Title
No. T-51308 P (N) issued by the Registry of Deeds of Province of Bulacan, described
as follows:

Transfer Certificate of Title No. T-51308 P (N)

“A parcel of land containing an area of Nine Thousand Seven

Hundred square meters (9,700 sqm) more or less located at Borol 2nd,
Balagtas, Bulacan”

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell
a portion of FIFTY SQUARE METERS (50 sqm) of the above-mentioned property;

That for and in consideration of the sum of ONE HUNDRED FIVE THOUSAND (PhP
105,000.00) Philippine Currency, the receipt whereof is hereby acknowledged from
the VENDEE to the entire satisfaction of the VENDOR, and the said VENDOR hereby
SELL, TRANSFER and CONVEY, in a manner absolute and irrevocable, unto the said
VENDEE, his heirs and assigns, the land abovementioned and further declares that
the same is free from liens and encumbrances or claims whatsoever.

IN WITNESS WHEREOF, the parties have hereunto affixed their signatures this ___
