ples and techniques that allows for a complete novice to

reer as a Mortgage Advisor.

3
Market Arena for Mortgage Advisors
In recent years the property market has seen an
extraordinary level of growth with more people buying and re-
mortgaging properties for residential use or
investment purposes. The majority of property
acquisition by ordinary people is financed using a
mortgage.

With this increase in property purchases, lenders have devised

a variety of mortgage packages to meet a wide range of individ-
ual circumstances. There are mortgage products for virtually
every client, including first time
buyers, re-mortgages, council house purchases, buy-to-lets,
even mortgages for people who have County Court Judge-
ments, and previous mortgage arrears. With
lenders offering short-term introductory rates to win
business, some buyers are changing mortgages every 2 to 3
years. This means that, as a Mortgage Advisor, you may also
have the opportunity to service your existing clients for another
mortgage in 2 to 3 years time.

Why Become a Mortgage Advisor

With so many people requiring mortgages to fund their home
purchases, it is not surprising to know that a good Mortgage
Advisor can enjoy a rewarding and satisfying career with regu-
lar income from products that pay out every month, such as Life
Assurance policies, in addition to commissions received in re-
spect of completed mortgage transactions. The industry in
which you will be working is highly regulated and the advice you
will be providing must be in accordance with the compliance
requirements of the Financial Services Authority (FSA).

During your training you will be taught how best to deliver ad-
vice according to the Financial Services Authority’s best prac-
tices - ensuring an impartial and transparent level of service
protecting both you and the client from any confusion. These
are some of the reasons why a career as a Mortgage Advisor is
suited for many people:

4
Commission Based Work Allows for
Uncapped Financial Earnings
Experienced, employed, mortgage advisors can expect basic
salaries of up to £35,000, plus commission and bonuses de-
pendent on performance. Currently,
positions are being advertised across the country with on-
target earnings of £40,000 to £50,000 p.a.

if you enrol yourself on our CeMAP & EMPAD courses and

pass your exams then you will be able to practice as a li-
censed mortgage broker and we can place you with one of the
leading mortgage brokers in UK.
Your OTE (on target Earnings) will not be less than 50K per
year.

Other areas where you could receive additional fees include:

Life Assurance, Buildings Insurance, Contents Insurance, and
Critical Illness Cover amongst other products.

5
Meeting People Face to Face
As a Mortgage Advisor you will often meet
people face to face to discuss their mortgage needs.
You will need to employ a multitude of interpersonal
skills to understand exactly what the client is looking
for and then advise and source the correct mortgage
product for them. The client will then make an inde-
pendent
decision based on your recommendation. You will
also be speaking to people on the telephone to dis-
cuss their personal circumstances and mortgage re-
quirements.

You will therefore need a range of customer-related

skills to ensure the quality of service
delivered is sound and assured. This is an exciting
role where you will be meeting and talking to new and
different people every day and you are there to help
with their mortgage requirements.

Growing a Customer Base

As you progress in your career as a mort-
gage advisor, you will be
continuously building your contacts. Provid-
ing you keep your clients happy and meet
their needs, you will develop a good client
base that will come back to you for more
mortgage advice in the future.

With the introduction of new products and 2,

3 and 5 year mortgage deals, people now
tend to exchange their mortgages for better
deals when their present short-term arrange-
ments are complete. This may provide
opportunities to service your clients again
with other mortgage products.

6
Referral Clients
Providing you deliver a first rate ser-
vice, it is usually the case that your
satisfied clients will refer other peo-
ple to you for their mortgage needs.
This is an excellent opportunity for
you to extend your client portfolio as
a direct result of the level of
service you have delivered to your
existing clients.

CeMAP Module 3:
An Assessment of Mortgage Advice Knowledge

The objective of this workshop is to teach candidates the essential exam

knowledge and techniques to master the Case Study Based CeMAP® Mod-
ule 3 Examination. The main workshop content is
tutorial based, teaching key aspects of the Module Two syllabus that most
commonly causes Module 3 candidates to fail their final exam paper. This is
undertaken by working through up to two complete IFS specimen exam pa-
pers.

Candidates will have the opportunity to attempt at least six case study ques-
tions. These are self-marked and the learning points
arising from each question are taught where uncertainty still exists. Where it
arises during the workshop, the tutor will highlight the
connection between the question being reviewed and the FSA
Mortgage Conduct of Business Rule, enabling candidates to improve their
understanding of the practical application of Mortgage
Regulation.

14
The workshop tutor will teach can-
didates to recognise the
terminology and phrases which
the Examiner uses in various case
studies. By the end of the work-
shop, candidates will either have
completed a second FULL CeMAP
Module, Three examination pa-
pers, or have one to take away
from the course to complete in
their own time. This will enable
them to analyse their
performance, and to identify areas
of the CeMAP syllabus that re-
quire further study prior to their
examination. Course content is
subject to change without notifica-
tion.
