What I do as an Architectural Construction Administration a" Project Manager:
As the Architectural Construction Administration Project Manger, I would typical
ly represent the Architectural Firm or the Owner directly.
The Architectural Designer designs a concept to suit the Owneras needs and prepa
res Schematic Drawings to fit a particular construction site. The Design Archite
ct and possibly the Site (Civil) Engineer would then take the necessary steps to
get the conceptual project approved by the local Planning and Zoning Commission
. This is all in the pre-design stage.
Once the necessary local approvals are obtained, the Architectural Designer refi
nes the design in conjunction with the Owner(s) needs and then works with the
Architectural Production Staff (Draftspersons) to develop a set of Bidding Docum
ents/Drawings.
During the assembly of the Bidding Documents/Drawings, the Production Staff make
various submission to applicable State & Local Building Code Officials as well
as other various reviewing authorities. Once all of the necessary approvals are
obtained, the Production Staff or the Owner, advertises the project for bid usin
g the completed set of Bidding Documents/Drawings (Plans and Specifications).
The bid process generally results in Requests for Information (RFIas) from those
bidding the project (General Contractors, Subcontractors and/or Vendors). The
quantity of RFIas depends upon the quality of the Bidding Documents and/or the s
ize of the project.
The Production Staff (including all disciplines a" Mechanical, Electrical, Plumb
ing, Site and Structural), Architectural Designer, and Owner typically respond t
o the RFIas and keep a record of all clarifications and revisions.
At the completion of the Bidding process, a qualified apparent & responsive low
bidder is identified, negotiations between said bidder take place and a Construc
tion Contract is ultimately awarded based on the Bidding Documents/Drawings.
Usually it is at this point that the Architectural Construction Administration P
roject Manager becomes involved with the project and works with the Production S
taff (including applicable disciplines), the Owner, and the General Contractor t
o transform the Bidding Documents/Drawings into a working set of documents calle
d the Construction Set. The Owner/Contractor Contract is adjusted as required.
At this point the Architectural Construction Administration Project Manager is t
he official liaison between the Owner, General Contractor and the various discip
lines. It becomes my responsibility to make final interpretations regarding the
Construction Documents and respond accordingly. As liaison my responsibilities i
nclude, but are not limited to:

a Request for Proposals (RFPas) and Proposals.


a Request for Information (RFIas) and responses
a Requests for Change Orders (RFCOas) and subsequent review and approval of same
