SELECTED ACHIEVEMENTS
Established a residential development company in the Texas Hill Country. Assesse
d market demand and created comprehensive business and construction plans. Locat
ed and acquired an 8.63-acre tract to build the first new development within the
City limits in 20 years. Secured critical financing with favorable terms in an
environment of limited real estate lending. Supervised all aspects of infrastruc
ture construction with environmental sensitivity including water and wastewater
utilities, water quality and detention areas, electrical and phone/TV/internet u
tilities, roads, and gates. Developed and executed marketing plan. RESULTS: Deve
loped a $1.2 million construction project into a 19 lot upscale residential comm
unity on time and on budget.
Formed and directed a team of engineers, attorneys, consultants and accountants
to secure utilities and plat of a residential property development. Negotiated
a cost sharing agreement with an adjacent property owner as well as a developmen
t agreement with the City. RESULTS: Reduced utility costs by 25% for water and
by 50% for wastewater. Plat was approved within 10 months in a market known for
its anti-development sentiment.
Created a residential real estate development company to construct a multiphase
subdivision in the largest city in the state. Led market analysis and site selec
tion in the top rated school district. Negotiated purchase and assembly of two r
eal estate tracts totaling 105 acres. Negotiated annexation and reimbursement ag
reement with a Municipal Utility District. Managed all banking, tax and financia
l reporting activities. RESULTS: Purchased land at a $260,000 discount to fair m
arket value. Received $3 million reimbursement for water, wastewater and detenti
on plus interest expense.
Created and supervised a team of land planners, engineers, attorneys, accountant
s and consultants to design, engineer and entitle a large acreage tract for deve
lopment. Negotiated off-site detention with County Flood Control District and pl
aced a water park amenity on Utility District property. Secured $9 million of de
velopment financing. Supervised all construction activity through three developm
ent phases. Marketed, negotiated, and closed contracts to sell lots to publicly
traded homebuilders. RESULTS: Maximized the total lot yield to 437 single-famil
y lots and increased revenues by $880,000 over initial plan. Generated $3.6 mill
ion profit at project completion.
