i RENTAL AGREEMENT

This DEED of lease made at Chittoor this the 1st day of June 2011 between C.E.O./ President, Gudipala Mandal, Primary Agriculture Co-op Society, (Regd. No. M. 2031) Gudipala Cross, Naraharipet (P), Chittoor Dist 517102 (Hereafter called the Tenant) of the other Part, witnesses that in covenants hereinafter contained, the landlord grants to the Tenant a lease of the Co-Operative Building to the Tenant for the term of three years beginning from 1st June 2011 to the 31st June 2014. Subjected to the following conditions. 1.

The Tenant here by agrees with the landlord as follows:Pay a yearly rent of Rs. 15000/- (Rupees Ten Thousand only). To pay the said rent of every quarterly 10th of such succeeding English

calendar month during term of the tenancy.

To pay a rental advance of Rs. 10,000/- (Rupees Ten Thousand only) at the

commencement of the tenancy and obtain a receipt for the same landlord.

ii D. To pay the electricity consumption charges to the concerned authorities during

the period of tenancy. E. At all times during the said term to keep the premises in good and tenantable

condition and in such good and tenantable condition as it now and deliver up the same to the landlord at the expiration and determination of tenancy. F. Not to transact business in liquor and not to trade in illegal business in the

tenanted premises.

At any time during the said term not to assign his interest in the said premises

and underlet or part with the possession thereof or any part there of to any person whatsoever or make alternations without the consent in writing of the landlord. H. The tenant shall forfeit his right of tenancy if he commits default in the

payment of quarterly rents for a continuous period of two quarters.

The landlord hereby agrees with the tenants as follows:a. The tenant paying the rent hereby reserved and observing and performing the conditions and convenants herein contained shall quietly an peacefully posses and enjoy the said building during the sad term with out any interruption and disturbance by the landlord or any person under him, provided that in case of any breach of any of the conditions and convenants to be observed and performed by the tenant. b. The tenancy may be terminated and the right of re-entry exercise by the landlord at his option without prejudice of his right to recover all arrears of rent and any damages for the breach of such conditions and convenants.
c. At the end of tenancy period, if both parties agree the tenancy may be extended for a

further period to be detrmined by the parties at such higher rent which the parties may agree upon.

It is further agreed that the term The Landlord and The Tenant here in used shall unless inconsistent with the context included as well the successors and assigns of the respective parties as the parties themselves.

Gunasekharan Have hereto respectively signed this instrument this the 1st day of June 2011.
