Steve Salveson Loan Officer and Branch Owner/Manager, has over 25 years of experience in Real Estate financing including 6 years as a Licensed Realtor in Oregon. Steve received his GRI, Graduate Realtors Institute in 1980 and his CRMS, Certified Residential Mortgage Specialist in July of 2007. Both are prestigious National degrees signifying his dedication to excellence in his career. With 10 years of mortgage experience Janey co-manages their Branch Office of W.J Bradley Mortgage Capital Corp. In addition, she writes loans and is also instrumental in attending to the details of all their loans. Usually leaving the loan structuring to Steve and then Janey steps in to handle the final details and gets the loan closed. As a team, they build off each of their strengths giving their customers service that would not usually exist from only one person. Beginning in 1992 alongside 2 partners, Steve was the Managing Partner in a small Hillsboro Mortgage company. After buying out one of the partners and moving to the West Portland Sylvan area in 1996, he changed the name of the company to Advanced Lending and subsequently bought out the remaining partner a few years later. Being the sole owner, manager and producing loan officer for 8 years was a lot of work but the company was successful, profitable and had a good reputation in the industry. Looking to reduce some of their corporate responsibilities, Steve & Janey merged Advanced Lending with Sunset Mortgage Co in 2008. Providing additional closed loan volume to Sunset which in turn helped spur their growth. With Sunset assuming most of the corporate responsibilities this allowed Steve & Janey to do what they does best and that is working directly with Borrowers. In June of 2011, Sunset Mortgage along with Steve & Janey merged with WJ Bradley Mortgage Capital Corp, a larger private mortgage Banker. In addition to providing some additional loan programs, this merger also brought an increase in technology allowing Steve & Janey even more tools to help their borrowers. Closing the loan is important, but closing the right loan that is properly structured for each Borrowers personal situation in a timely manner is what they excel at. Husband, Dad, Fisherman
Except for some extended travels in his early 20s, Steve has lived in Hillsboro since 1955, not willing to leave the Maritime Pacific Northwest he so loves. He and his wife, Janey Salveson have 3 daughters. Josephine, the youngest, graduated from High School as a Junior and is pursuing a Nursing Degree. Austyn the middle daughter is attending Oregon State University and plans to continue on to the OSU School of Veterinary Medicine. Averina, the oldest daughter, a Graduate of University of Oregon with 3 majors and 3 minors and plans to continue on to law school and ultimately practice international law. Buying his first home at 22 and his first rental at 24, Steve spent many years as a Realtor and landlord, owning a single family home as well as two & three unit rental properties and a condo at the beach. Except for their current home, Steve & Janeys only other current Real Estate holding is a 1/3 interest in a beach house in Netarts and they like it that way. An avid angler, Steve spends most of his spare time fishing. Everything from Salmon on the Willamette and Columbia Rivers, to Halibut and Bottom fish in the Pacific Ocean. His first Tuna trip in 2005 made such an impact; he now makes several trips each year often traveling 40 miles offshore to catch Albacore Tuna. Captain of several fishing teams Steve has won the prestigious Willamette Salmon Quest as well as winning and setting a new tournament Record in a long running private Salmon tournament in Tillamook Bay. Retired from tournament fishing, Steves favorite fishery is bobber fishing for fall Chinook salmon in the tidewater portion of many of our coastal rivers, catching Large Fall Chinook up to 40 - 50 pounds each year. Crabbing the coastal bays, clamming the north coast beaches and hunting fall mushrooms in the coastal hills fills out the balance of his outdoor activities. A man of his word, Steve prides himself in still making transactions based on a handshake and strongly believes that your word is your bond and that a reputation of being an honest stand up person is one of the most important things in the world.

Janey Salveson,
Wife, Mother and The Real Boss
Janey uses her 10 years of mortgage experience to write loans, attend to the details of all their loans, and is active in the day to day operations of their branch office. A native of Oregon she was born and raised in the Portland metro area. Janey decided to get into the mortgage business because she wanted to help people make informed decisions with one of the largest investments they will make in their lifetimes. She is very passionate about making sure people understand their options in the mortgage process. And works very hard to ensure loan process goes smoothly for all involved. Janey & Steve have been together for 10 years during that time she has come to love the outdoors as much as he does. Janey often accompanies Steve to fish, clam and crab the bays and rivers of Oregon as well as trips out into the ocean for salmon, halibut and tuna. They enjoy being together, be it fishing for salmon or brainstorming on how to overcome difficult obstacles and get a challenging loan closed. Being a wife and mother, Janey has the experience and patience necessary to calmly deal with even the most stressful times; be it landing a large salmon, calming the office down or dealing with difficult underwriting conditions, it is her calm strength that is the foundation of their team. Janey enjoys cooking, gardening and is learning to sew, crochet, and knit. Most recently she has spent time learning to harvest chanterelle mushrooms in the Coast Range and has been working on perfecting her and Steves recipe for smoked Oysters. Someone once said Behind every successful man is a good woman No one will be faster to agree than Steve that having Janey by his side has been paramount in the success of their mortgage business.

If any of you out there have contemplated either getting a new home loan or re-fi, let me tell you, its NO cake walk anymore. Financials, personal financials, tax returns, letters of correspondence supporting this or that. Believe me, unless you have the guidance necessary to push a loan through, chances are you wont get approved. However....I was fortunate to have Steve Salveson (aka Fishbait) on my side for a recent home acquisition and would highly recommend his services to anyone looking for a loan/re-fi. PRE-APPROVAL VS. PRE-QUALIFICATION


A Pre-Approval presents a powerful tool for you toward the purchase of your new home with minimal surprises and disappointments. It presents you as a cash buyer to the seller.

Anyone who wants to buy a home today should go to their lender first. The understanding of how much can be borrowed presently reduces the possibility of disappointment later. The lender can provide guidance as to how to prepare and position you on a home that is currently out of your reach.

A realistic understanding of how much loan you can reasonably expect to qualify for is a good step toward the goal of homeownership and a letter of pre approval can be the mechanism that makes that happen. There is a distinct difference between a letter of pre-qualification and letter of pre-approval and it is important that youre aware of this distinction.

Pre-Qualification means there has been loan calculations made that show how much you may be able to borrow. While pre-qualification can reduce the processing time for home loans, indicate how much house you can afford and provide certain leverage in bargaining power, it doesnt necessarily guarantee that such a loan will, in fact, be made by the lender.

Pre-Approval means you have a loan waiting, subject only to finding the home and the home appraising at the sales price. The pre-approval letter represents an actual commitment on the part of the lender. In order to secure such a letter it is necessary to complete a formal loan application and pay the associated fees. Credit, salary and bank funds will be checked and if the loan is a good investment, the lender will issue a pre-approval letter, which provides a commitment for a limited period of time, subject to a satisfactory property appraisal and title search.

SOME ITEMS WE MAY NEED THROUGHOUT THE LOAN PROCESS


General:
Picture ID with Social Security Number. Payment to cover appraisal fee. Name and complete address of all landlords (past 2 yrs).

Income:
Employment history for the past 2 years. Copies of your most recent pay stubs and W-2 forms. Verification of other income (social security, child support, retirement). If you are self-employed: Copies of signed past 2 years tax returns including all schedules, and a signed profit and loss statement of the current year. If you are retired: Tax returns (past 2 years). If you have rental property income: Copies of all lease agreements.

Assets:
Copies of all bank statements from checking /savings accounts for the past 2 months. Copies of all stock/bond certificates and/or past statements/retirement accounts. Face amount, monthly premiums, and cash values of all life insurance policies

Creditors:
Credit cards (account numbers, current balances, and monthly payments), Installment loans (car, student, etc) Same details as for credit cards. Mortgage loans (property address, lender with address, account numbers, monthly payment and balance owed on all properties presently owned or sold within last 2 yrs). Bring proof of sale of properties sold. Childcare expense/support (name, address, phone number).

Other:
Bankruptcy - bring discharge and schedule of creditors. Adverse credit - bring letters of explanation. Divorce - bring your Divorce Decrees, property settlements, quitclaim deeds, modifications, etc. VA only - bring Form DD214 and Certificate of Eligibility. Retirees - bring retirement and/or Social Security Award Letter.

PROCESS OF APPLYING FOR A LOAN


Pre-Qualification and Pre-Approval
Many buyers apply for a loan and obtain approval before they find the home they want to buy. Why? Pre-qualifying will help you in the following ways: 1. Generally, interest rates are locked in for a set period of time. You will know in advance exactly what your payments will be on offers you choose to make. 2. You wont waste time considering homes you cannot afford.

Pre-approval will help you in the following ways:


1. A seller may choose to make concessions if they know that your financing is secured. You are like a cash buyer, and this may make your offer more competitive. 2. You can select the best loan package without being under pressure.

How Much Can You Afford?


There are three key factors to consider: 1. The down payment 2. Your ability to qualify for a mortgage 3. The closing costs associated with your transaction

Down Payment Requirements


Most loans today require a down payment of between 3.5% and 5% depending on the type and terms of the loan. If you are able to come up with a 20-25% down payment, you may be eligible to take advantage of special fasttrack programs and possibly eliminate mortgage insurance.

Closing Costs
You will be required to pay fees for loans processing and other closing costs. These fees must be paid in full at the final settlement, unless you are able to include them in your financing. Typically, total closing costs will range between 2-5% of your mortgage loan.

Qualifying for the Mortgage


Most lenders require that your monthly payment range between 25-28% of your gross monthly income. Your mortgage payment to the lender includes the following items: Principal on the loan (P) The interest on the loan (I) Property taxes (T) The homeowners insurance (I) Your total monthly PITI and all debts (from installments to revolving charge accounts) should range between 33- 45% of your gross monthly income. These key factors determine your ability to secure a home loan: Credit Report, Assets, Income, and Property Value.
