RESIDENTIAL LEASE AGREEMENT This Residential Lease made this 11th day of July 2011 between Pamela H.

Best (Landlord) and Steven Blake (Tenant). DESCRIPTION OF RESERVATION. Landlord hereby leases to Tenant the condominium residence (Ocean Reef #807) situated at 14415 Front Beach Rd, Panama City Beach, Fl, for a term commencing on July 30, 2011 and ending on August 6, 2011. With Check-In Time being 4:00 P.M. CST. And Check-Out Time being no later than 10:00 A.M. With Tenant being at least 25 years of age.

2. PAYMENT OF RENT. As rent for the Premises, Tenant shall pay to Landlord, One Thousand Three
Hundred Fifty Dollars ($1350.00) We accept Master Card, Visa, American Express and Discover and personal checks. Rental charges shall include Exit Cleaning Services and all Governmental Taxes. 25% of rent is due immediately to hold reservation. Remaining rental charges are payable in full thirty (30) days prior to the check-in. If contact is not made 30 days prior to check-in we will charge the credit card on file for unpaid rental charges. Cancellations must be at least 60 days prior to check-in date and Tenant will be charged a $100 cancellation fee. Cancellations made less than 60 days will not receive a refund. 3. SECURITY DEPOSIT. A Security Deposit of Two-Hundred Dollars ($200.00 US) may be required at the Landlords discretion which shall be returned to Tenant within 14 days after the end of the term by check, subject to the satisfactory return of the unit to its original condition. Tenant shall forfeit the entire Security Agreement if there are any violations to any terms and conditions of this Residential Lease Agreement. The Security Deposit is not included in Payment of Rent. If a Damage Deposit is not collected Tenant agrees that damages can be charged to credit card on file. 4. USE OF PREMISES. The Premises shall be used and occupied by Tenant exclusively as a vacation rental. Tenant does not have the right to assign this Lease or sublet. Your reservation is not transferable to any other party. Tenant confirms and understands that no house parties will be permitted in or on the Premises. Maximum occupancy of this premise is six. Violation of maximum occupancy will result in the forfeiture of all rental payments and cause eviction of all occupants. 5. CONDITION OF PREMISES. Tenant will examine the premises immediately upon check-in, to verify that they are, at the time of this Lease, in good order, are safe and clean. Tenant will immediately contact Landlord of any issues that will require immediate attention. If required Landlord and Landlords agents shall have the right at all reasonable times during the term of this Lease to enter the Premises for the purposes of repairs. 6. DANGEROUS MATERIALS. Tenant shall not keep nor permit on the Premises any article or thing of a dangerous, inflammable or explosive character that might increase the danger of fire on the Premises

or that might be considered hazardous. Furthermore, Tenant(s) shall not smoke in any indoor areas of the Premises. 7. PETS. Tenant shall not keep nor permit any pets or animals on the Premises at any time. Any pets or animals found on the Premises shall forfeit their entire Security Deposit and shall be subject to any costs incurred for additional cleaning and maintenance of the Premises. 8. DAMAGE TO PREMISES; PERSONAL INJURIES. Tenant shall be solely responsible for all costs and expenses for damages incurred during Tenants stay. Tenant shall be notified within seven (7) days of check-out of any repair costs made in connection with damage to premises. This cost will be deducted from Security Deposit and if damages exceed Security Deposit Tenant agrees that Landlord will charge the remaining balance to the Tenants credit card on file. Landlord shall not be liable for any personal property loss or damage or bodily or personal injury occurring in, on or about the Premises, except as was solely and directly caused by Landlords gross negligence or willful misconduct. 9. RENTAL REQUIREMENTS. Tenant must be at least 25 years of age and must occupy the unit at all times during the length of the stay. Reservations made under false pretense are null and void and will result in the forfeiture of all rental payments as well as cancellation of your reservation and eviction of all occupants. This includes reservations made by parents or guardians who do not check-in and/or who leave overnight during the length of the stay. This lease is not transferable. Landlord also requires a copy of the Tenants drivers license. 10. HOLD HARMLESS. Landlord shall not have any liability for any inconveniences, arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity, plumbing, pool malfunctions, as well as, weather conditions, natural disasters, acts of God, or other reasons beyond Landlord control.
