CONCEPT COMPUTERIZED MAINTENANCE
MAINTENANCE SYSTEM (CMMS)
• A cmms software package maintains a computer database of information about an organization’s
maintenance operation.
• This information is intended to help maintenance worker do their jobs more effectively and to help
management make informed decisions.
• CMMS package may be used by any organization that must perform maintenance on equipment,
assets and property.

the use of scarce resources (manpower, equipment, material and fund) to maintain the
facilities and equipment that are the responsibility of the maintenance organization. The
following identifies what does the system should do :

• Address all the resources involved.

• Maintain maintenance inventory

• Record and maintain work history

• Include work tasks and frequencies
• Support each other customer’s mission

• Ensure communication with each customers

• Provide feedback information for analysis.
APPROACH METHOD TOWARDS COMPUTERIZATION

c) Resources j) Preventive Maintenance p) Specialized Features
d) Safety plans k) Utilities q) Application
e) Inventory control l) Facility/Equipment History
f) Work request m) Purchasing
g) Work order tracking
SCOPES OF COMPUTERIZATION

• Sub-system or branches
CMMS is a set of integrated software programs, data files and tables that provide
functionality for a number of activities.
• Master Files
A collection of records pertaining to one of the main subjects of an information system
such as customers, employees, products and vendors.
• Transaction file
A collection of transaction records. A set of files which contains data which is used to
update the data in master files.
ELEMENTS NEEDED

Classification steps and guidelines:

• Poor planned and executed CMMS project can result in a loss revenues.
Factors that causes a CMMS project to fail reach their full potential:
• Not having a management support ny upper level management
• Wrong selection of the CMMS
• Lack of suitable training during implementation
• Not having a suitable supplier support for the CMMS.
• Lack of absence and follow up and monitoring.
