Construction Industry in India


Resource hungry, great scope for improvement in economic and environmental terms Indias construction industry is growing at 9.2 percent / year (World average 5.5 percent) and contributes to 10 percent of GDP The predicted growth rate is also suggestive of high resource consumption, a scenario marked by finite resources and inflated prices.

What is a green building?
Also known as green construction or sustainable building, refers to a structure and using process that is environmentally responsible and resource-efficient throughout a building's life-cycle:
From siting to design, construction, operation, maintenance, renovation, and demolition. Adds to economy, utility, durability, and comfort.

Green building benefits


Green buildings are designed to reduce the overall impact of the built environment on human health and the natural environment by:
Efficiently using energy, water, and other resources Protecting occupant health and improving employee productivity Reducing waste, pollution and environmental degradation

GRIHA
GRIHA = Green Rating for Integrated Habitat Assessment, is the National Rating System of India. Conceived by TERI and developed jointly with the Ministry of New and Renewable Energy, Government of India. It is a green building 'design evaluation system', and is suitable for all kinds of buildings in different climatic zones of the country.

GRIHA: 108 projects are being evaluated by GRIHA and three buildings have been rated so far Type of buildings being evaluated by GRIHA Institutional, Commercial and Residential.

First platinum rated Green Building outside of the U.S. and also the first in India.
Received the coveted LEED (Leadership in Energy and Environmental Design) Platinum rating in 2003. Inaugurated by H.E Shri A P J Abdul Kalam, the then President of India, on July 14, 2004. Public-private partnership between the Government of Andhra Pradesh, Godrej & Boyce Mfg Ltd and the Confederation of Indian Industry (CII), with the technical support of USAID.

Green Building Issues


Cost and payback Most criticized issue about constructing environmentally friendly buildings is the price.
Green buildings cost a premium of <2%, but yield 10 times as much over the entire life of the building.

Green Building Issues


The stigma is between the knowledge of up-front cost vs. life-cycle cost
Projected that different sectors could save $130 Billion on energy bills. Also, higher worker or student productivity can be factored into savings and cost deductions. Studies have shown over a 20 year life period, some green buildings have yielded $53 to $71 per square foot back on investment. Certified buildings command significantly higher rents, sale prices and occupancy rates as well as lower capitalization rates potentially reflecting lower investment risk.

Conclusion
Benefits of Green Buildings are proven. Green Building movement is gathering momentum the world over. Efforts are being made from all quarters; government, stakeholders, businesses, to boost the movement. Swift and widespread acceptance and adoption remains.
