Maintenance Management
MAINTENANCE MANAGEMENT is defined as that function of production Management that is concerned with day to day problem of keeping the physical plant in good operating condition.it is an essential activity in every manufacturing Firm, because it is necessary to ensure the availability of the machines, buildings and services needed by other parts of the organization for the performance of their function at an optimum returns on investment in machines, Materials and employees

MEANING: MAINTENANCE MANAGEMENT is concerned with the direction and org of Resource in order to control the availability and performance of the industrial plants To some specified level. It is a function supporting production function and is Entrusted with the task of keeping the machinery, equipment and plant services In proper working condition. It also involves maintenance planning, maintenance Scheduling, execution of maintenance activities and also controlling costs of maintenance.

Objectives:

Minz the loss of productive time because of equipment failure Minz the repair time and repair cost Minz the loss due to production stoppages To keep all productive assets in good working condition Minz accidents through regular inspection and repair of safety devices Minz the total maintenance costs To improve the total quality of products

Various areas of maintenance

Civil maintenance Mechanical maintenance Electrical maintenance

FUNTIONS OF A MAINTENANCE DEPARTMENT Following are the major functions of a maintenance department: Maintenance of installed equipment and facilities Installations of new equipment and facilities PM tasks Inspection and lubrication of existing equipment CM tasks monitoring of faults and failures using appropriate techniques Modifications of already installed equipment and facilities Management of inventory Supervision of manpower Keeping records

ELEMENTS OF EFFECTIVE MAINTENANCE MANAGEMENT

An effective maintenance system includes the following elements : Maintenance Policy Control of materials Preventive Maintenance Condition Monitoring Work Order Job planning Priority and backlog control Data recording system Performance measurement measures or indices

Scope of maintenance
Every manufacturing org needs maintenance because machines break down, Parts wear out and buildings deteriorate over period of time of use. All segment Of a factory buildings, machinery, equipments, tools, cranes, jigs and fixtures, heating and generating equipment, waste disposal systems,air- conditionng Equipments, wash rooms, dispensaries and so on need attention, Maintenance covers two broad categories of fun as outlines below

oPrimary function oSecondary function

PRIMARY FUNCTIONS
Maintenance of existing plant and equipment Equipment inspection and lubrication Utilities generation and distribution Alerations to existing equipment and buildings. New installations

Secondary functions
Storekeeping Waste disposal Salvage Insurance admin Property acc Pollu and noise control

Importance of statistics of failure

Most situaion in the area of maintenance involve probabilities. An understanding of the ststistics of failures may provide useful info for making maintenance decision on or prior to the failure of an equipment and for planning general org wide maintenance polices
